This visa includes:
- Single Property Owners
Individuals who own a property are eligible to apply for a 2-year UAE residence visa, with no minimum property value required.
- Multiple Property Owners
Co-owners can apply, provided that each individual’s share in the property is at least AED 400,000.

DLD - Taskeen initial approval application
Review and approval of property documents.
Duration: 2-3 Working Days
DED - Professional license
Issuance of an economic license to support the visa process.
Duration: 4-6 Working Days
TASKEEN - Establishment card 2 years
Company registration with UAE immigration authorities.
Duration: 3-5 Working Days
eVisa Inside the Country
Entry permit issued - valid for 60 days from the date of issuance.
Duration: 3-5 Working Days
eVisa Change Status
Switch from your current visa to the new one (only if the applicant is currently in the UAE).
Duration: 1 Working Day

Medical Test
Health screening conducted by the Dubai Health Authority (DHA).
Duration: 2-3 Working Days

Issuance of a 2-year Emirates ID for official identification.

Documents Required
- Passport scanned in color, showing all four corners, with at least 6 months’ validity
- Studio-style color photo with a white background
- For UAE Residents
- Copy of resident visa cancellation
- Emirates ID
(It is recommended to cancel your current visa after GDRFA approval) - For Non-UAE Residents
- Copy of latest entry stamp or UAE visa (if applicable) - Joint Property Owners (Husband & Wife)
- MoFA-attested and Arabic-translated marriage certificate (Translation and attestation services are available here) - Mortgaged Property (Developer or Bank)
- If Bank, NOC & Statement of accounts
- If developer, statement of accounts from the developer - Title deed or Initial Sale Contract (Oqood)
- Applicants from Iran, Pakistan, Iraq, Libya, or Afghanistan must submit a copy of their National ID
- Police clearance certificate from Dubai Police

Eligibility Criteria

Single Property Owners
You are now eligible to apply for a 2-year UAE residence visa with no minimum property value requirement -
Multiple Property Owners
Each owner must hold a minimum share of AED 400,000 or more in the property to qualify - If mortgaged, a bank NOC or developer statement is required
- Applicant must be inside the UAE during the process.
- Husband and wife can share ownership (MoFA-attested Arabic marriage certificate required).
- If property is jointly owned by spouses, ownership must be equal—if not, only the majority shareholder is eligible to apply.
- Title deed owners can apply for visa if the market value exceeds 2 million (official evaluation certificate is mandatory).
- Title deed name must match the passport.
